One of the most common questions sellers ask is how long they should wait before making a change.
The assumption is that time will reveal the answer, but in most cases, the answer appears much earlier.
When a home enters the market, it receives the highest level of attention. Buyers who are actively searching evaluate it quickly.
This period is not passive. It is a signal window. How long this window should be is a discussion you should have with your agent. I always suggest a 20% of the median days on market from closed similar closed sales in the area window.
The first few weeks reveal:
If interest is high and consistent, the listing gains momentum.
If it fades quickly, the market is already signaling resistance.
Many sellers wait for more data.
More showings.
More feedback.
More time.
But by the time the pattern is clear, the listing has already lost its initial position.
The decision should not be based on time alone. It should be based on signals.
