When a home fails to sell and the listing expires, the most common explanation offered by agents is simple.
"The price was too high."
While price certainly matters, this explanation rarely tells the full story. In many cases it overlooks the deeper reasons a listing lost momentum.
Expired listings usually occur because several elements drifted out of alignment at the same time.
A slightly ambitious price.
A presentation that failed to capture the home’s strengths.
Marketing that reached the general public but not the ideal buyer.
Each issue alone might be manageable. Together they quietly weaken the listing.
The first step in evaluating an expired home is not simply adjusting the price. The first step is understanding where alignment with the market was lost. When I revisit an expired listing, I begin with a detailed comparison between that home and the properties that successfully sold in the same price range. This process often reveals important insights.
Were buyers expecting renovated interiors at that price point?
Did the listing photography accurately communicate the property’s best features?
Did the marketing strategy reach the audience most likely to appreciate the home?
These questions lead to a more strategic approach to repositioning the property. While price adjustments can certainly become a part of that process, they are rarely the only factor worth evaluating.
Great real estate strategy focuses on restoring harmony between the property and the market.
